We meet with you to create a plan creating a home that reflects your vision while staying within your budget. We ask questions. We listen. Defining your location needs, budget, and project goals is addressed during our first meeting, where we get to know you and determine if we’re the right fit for each other. We build within 35 minutes from New Boston, NH which allows us an exceptional level of attention and oversight of your custom home. This proximity is essential. Tarkka Homes builds exclusively on land you own; we do not carry or sell land inventory. Now we are moving into the design process. Most of our clients seek assistance with designing their homes and bringing sketches, inspirational images, or a floor plan that appeals to you is incredibly helpful not only for us, but also for our designer. As a custom home builder Southern NH, we’ve partnered with our designer for many years, and their role is to listen closely, interpret your vision, and use the information gathered during our initial meeting to translate your ideas into a thoughtful, linear plan.

We generally recommend three meetings with the designer.

1. The Vision Meeting

This is where you lay out your expectations and must haves for your custom home.

 

2. The Review and Refinement Meeting

You’ll look over the proposed design based on the first discussion, making any adjustments you feel are needed

 

3. The Sign-off Meeting

Once the plans align with your vision, this meeting is where you’ll accept the final design, sign off on it, and send it to us.

 

When you meet with your designer, remember that items such as complex roof systems can dramatically increase the cost of building your home while not returning its comparable investment. It looks great but does it add to the functionality of your home? Be sure to discuss these items with your designer.

Once your final plans are completed and approved, we shift into the estimating process, where we get down to the brass tacks and define the true cost of bringing your home to life.

Approaching the estimating process is a time intensive and detailed endeavor. We distribute your plans to our subcontractors and suppliers for competitive bids, ensuring you received the most accurate pricing possible. This includes comprehensive materials takeoff by the lumber company, material and labor from other subcontractors, and development of a detailed list of allowances.

By providing your finalized plan to our suppliers, along with guidance on the type or performance level of products you envision for your home, they can give us accurate, realistic figures for these selections. We then incorporate those figures into your estimate as allowances, ensuring you have a dependable budget for finishes and materials that match your expectations.

Once we have gathered all of these bids, takeoffs, and allowance figures, we compile them into a comprehensive proposal that outlines an extremely detailed scope of work. Every component of your project is clearly broken down by trade, making it easy to understand exactly what is included.

Our proposal specifies responsibilities, notes any deviations or exclusions, provides a separate list of all allowances for easy reference, and includes an outline of our change order process, warranty and service procedures, payments schedule, and insurance information.

As a Custom home builder Concord NH​, Tarkka presents this proposal as the finalized figure to build your dream custom home in Southern New Hampshire. If you choose to move forward, the proposal is signed by you, the client, and by our President and Owner Tricia Morin. At that point, it becomes your contract.

It’s especially important to highlight something that’s unique to Tarkka Homes; the contract price we provide is the price you can expect to pay. There are no hidden charges and no surprise markups. The only circumstances that may cause the contract figure to change are truly unforeseen site conditions, such ledge or a high-water table, that cannot be detected until excavation. The other instance is if you initiate a change order. Change orders may increase or decrease your bottom line depending on the nature of the change.

If Tarkka Homes makes an error in budgeting a particular item, you will not be responsible for that mistake. We take full ownership of our estimates and stand behind our work.
